No one wants a porperty they have bought to come with any nasty surprises.
This is something you cannot rely on a mortgage report to give you, unlike a RICS Buidling survey.
The Council of Mortgage Lenders and the Consumers' Association recommend that you obtain an independent survey by a chartered surveyor.

Choose this report if you need more extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition.
There is a very useful section towards the end of the report called 'Issues for your legal advisors' where all matters that require further investigation by your solicitor or conveyancer are summarised.

Target require the Help to Buy valuation to establish the market value of your property, whether you have sold or are just redeeming the loan.
The criteria for the valuation is quite strict and Target will reject incorrect/incomplete valuation reports.
This is because we were initially appointed as one of the preferred RICS Surveyors for the repayment scheme and our valuation report is specifically designed for the redemption process.
Target require the Help to Buy valuation to establish the market value of your property, whether you have sold or are just redeeming the loan.
The criteria for the valuation is quite strict and Target will reject incorrect/incomplete valuation reports.
This is because we were initially appointed as one of the preferred RICS Surveyors for the repayment scheme and our valuation report is specifically designed for the redemption process.
A Shared Equity valuation, otherwise known as a Shared Ownership valuation, needs to be carried out by an RICS Registered valuer.
This is to provide a market value for the sale or purchase of the percentage share you have in your property.
All Shared Ownership schemes are likely to be managed and owned by a Housing Association.
On this basis, when you consider re-selling the property it should be remembered, that more often than not your share will be offered to the housing association first.
It may be that the Housing Association does not wish to acquire your percentage, but in most cases the Housing Association will also have a right to offer your property for sale.
This is to provide a market value for the sale or purchase of the percentage share you have in your property.
