We are Chartered Surveyors authorized and regulated by The Royal Institution of Chartered Surveyors (RICS) and members of the Independent Surveyors and Valuers Association (ISVA).
Our surveyor is Mark Elliott, a Chartered Surveyor for over 30 years, who personally undertakes all of the surveys and valuations.
The office is run by Katherine Elliott who can guide you through the process of instructing a survey or valuation and will keep you updated throughout.
We carry out work throughout Cheshire and South Manchester including Northwich, Middlewich, Winsford, Holmes Chapel, Tarporley, Tarvin, Knutsford, Sandbach, Crewe, Nantwich, Congleton, Frodsham, Helsby, Chester, Kelsall, Warrington and Macclesfield.
Very good experience having Mark do a building survey.
Excellent comms via email arranging the survey, responses were always quick.
I requested quotes from eight surveyors in the area and Mark's rate for a building survey was very competitive.
As Mark was booked up it was about a month before he could do the survey.
The evening after the survey Mark gave me a call to discuss what he had seen and the one notable issue he found, which was something I hadn't considered.
It was then nine days (including a weekend) before I received the report, which was a bit longer than I had expected.
If you need a mortgage to buy your house then a lender will need you to pay for a mortgage valuation report.
However, this is not a survey and should not be mistaken as such.
A mortgage valuation report is just that - a valuation of the property for the mortgage lender to confirm that the property is worth the amount that you want to borrow.
However, this report will only highlight obvious defects.
For a full survey the surveyor works for the buyer and will conduct a more detailed examination into the property's structural integrity, repairs, maintenance and condition.
If you have a Help To Buy Mortgage and wish to sell or redeem it then you will need to obtain a valuation that meets certain criteria.
Elliott Consultants can provide a valuation in the correct format acceptable to HCA Target.
You will need to instruct an independent surveyor and pay for their services.
You should instruct a Royal Institution of Chartered Surveyors (RICS) valuation surveyor to value the property.
The report must be on headed paper, signed by the RICS surveyor and addressed to Target HCA.
The RICS Home Survey level 1 (Home Condition report) is a brief and economic survey of the building which will highlight the current condition of each element of the building.
The report will not contain any advice on repairs or ongoing maintenance.
The report is only suitable for modern traditionally built properties and Elliott Consultants Ltd will only undertake a condition report on a property which is less than 10 years old and which have not been altered internally or extended.
The level of inspection is significantly less than our RICS Home Survey level 2 (Homebuyer report) and our Home Survey level 3 (Building survey report).
