If you wish to extend or alter your property Appleby Petfield can provide Architectural Services in the form of drawings prepared on AutoCAD, we can apply for Planning, Listed Building and Building Control Consents. If you are a Landlord or a tenant we can provide advice on dilapidations, repairs and alterations. If you are in dispute we can also provide expert witness and party wall advice.

Valuation instructions through our partner organisations have continued to increase whilst instructions for Planning and Building Control Approvals have maintained a steady growth. Theresa Wheele joined us in July and has embarked on her RICS APC journey, aiming to become fully qualified in Spring 2021. Theresa is able to assist with many aspects of our work and we welcome her to the team with her excitement and enthusiasm for an emerging career path.

We are expanding business into different areas. We joined Upshoot in mid-2018, an online enquiry portal having been allocated Sussex as our core area.
Services
Andrew Petfield BSc MRICS MCABE trained in London, and mainly works in the south east of England.
He is experienced in property valuation and survey, undertaking valuations and surveys for private clients and on behalf of valuation panels.
He has worked with private, commercial and social landlords on purchase, maintenance and disposal of property.
He is experienced in providing expert witness advice to private and public sector clients and in particular The Trading Standards Service.
Andrew is both an assessor and chairman of the Building Surveying RICS Assessment Panels for the APC and has chaired senior professional interview panels on membership applications.
Full Building Surveys (previously known as structural surveys) are also referred to as a level 3 survey.
A full Building Survey is a visual inspection of the external and internal elements of the building fabric and structure.
From the inspection made, we are able to determine the construction and condition of the elements of the property.
Our survey report informs you of the construction and condition of the building fabric, the extent and type of remedial repair required or the extent of further investigation or other advice required.
A Homebuyers Report is also known as a level two survey and by some lenders as a scheme 2. We use the RICS system of report writer which fits the RICS suite of surveys.
The changes provide a different format of a report, the principal difference of which identifies defects under a traffic light rating system.
Defects that need repairing or replacing but are not considered to be either serious or urgent.
The property must be maintained in the normal way.
Research by the RICS has shown that the general perception of this rating is good and it is easy for householders to understand.
The report does not include a valuation.
The report also excludes a reinstatement figure (for insurance re-building cost) but this can be added at a small additional cost.
The principal is that it follows a similar format to the revised HomeBuyer Report (see separate section) but can be tailored to suit specific elements of a property.
Reports will be produced on standard software and can be sent to clients in PDF format by post and e-mail.
Appleby Petfield are experienced in undertaking video surveys on both individual and portfolio properties.
Video surveys are usually provided to give clients an indication of overall construction and condition and are particularly useful where there is a portfolio of properties when the comparison of properties can be clearly seen.
Video surveys are also useful on individual properties particularly where a record of condition is necessary and are useful also for dilapidations purposes or for recording condition at the commencement of a lease or prior to major building work.
