We like to make property surveys personal and don't use generic survey writing software because it matters to us that each client knows they're buying the right home for them.
A house survey can seem like an extra cost at an expensive time but by choosing not to get a survey you are taking a large and unnecessary risk.
Your new house is likely to be one of your biggest purchases so it makes sense to know exactly what you are buying.
Most properties need some repairs but being aware of the extent of these can help you budget and save you from unexpected costs and disruptive works.
A property survey will also let you know when a house just isn't worth it and you should walk away.
It is unusual to find a property which is free from defects but our home surveys will give you the knowledge you need to decide whether or not to proceed with your purchase.
Many of the defects we find can be easily remedied providing you are prepared to accept the cost and inconvenience of the works.
Sometimes the vendor may agree to carry out remedial works prior to purchase or the purchase price may be renegotiated to reflect the cost of carrying out unexpected works.
In a small number of cases, it may be best to walk away from the purchase altogether.
There is no legal obligation to obtain an independent house survey but purchasing a property without full knowledge of its condition dramatically increases the risk of significant unexpected expenditure.
Consumer organisations, mortgage lenders and conveyancing solicitors will all recommend you commission your own survey prior to purchase.
As well as covering major defects, a house survey will provide detailed information on the condition of elements such as the roof, windows, heating system and electrics, all of which could require considerable expenditure.
