A D S & Associates
A.D.S. & Associates Chartered Surveyors offer a range of aerial, land and building surveying services to commercial and domestic clients, primarily in the East Midlands, London, Northern Home Counties and the East of England. With traditional building surveying at the core of our business, A.D.S. & Associates can provide cost-effective and comprehensive solutions to owners or purchasers of all building types regarding the state and maintenance/repair requirements of their assets.

Where there is a requirement to build, modify or extend, advice can be provided at all stages from the initial project brief and feasibility stages through to occupation and ultimately, demolition. The use of UAVs (Unmanned Aerial Vehicles) to assist in surveying allows inspection of inaccessible areas and the use of technologies such as photogrammetry and LIDAR provide cost-effective solutions in the production of mapping and height data.
Services
A.D.S & Associates carry out topographical and measured surveys across East Midlands, London, Northern Home Counties and the East of England in accordance with the latest RICS guidelines.
Whether to provide site plans, building plans and elevations or to settle boundary disputes, A.D.S & Associates can provide survey products in a number of formats.
Aerial Surveying and Photogrammetry are often used to supplement the more traditional techniques to gather data efficiently and to present it effectively.
Surveys of utilities are offered by A.D.S. & Associates to complement a topographical survey or site plan or even to meet a specific requirement.
A utility survey can provide a diagrammatic record of below ground assets.
Using a number of methods such as CCTV, electromagnetic detection and/or ground penetrating radar, the location and condition of services may be recorded.
For commercial clients with large utility networks, the survey data can be provided in a format that is compatible with geographic information systems (GIS) such as HADDMS (Highways Agency Drainage Data Management System).
A RICS web article in 2017 estimated that without a survey, house buyers face an average repair bill of 5750 when moving into a newly purchased home.
A.D.S. & Associates carry out surveys in accordance with RICS standards that would highlight problems prior to purchase and potentially inform buyers of future maintenance costs.
For domestic properties this service is delivered in accordance with the Home survey standard (1st edition) RICS professional statement at three levels depending on the client's requirements.
The Party Wall etc Act 1996 provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings.
A building owner proposing to start work covered by the Act must give adjoining owners notice of their intentions in the way set down in the Act.
Adjoining owners can agree or disagree with what is proposed.
Where they disagree, the Act provides a mechanism for resolving disputes.
The Act also uses the expression 'party structure'.
Boundary disputes often occur due to a lack of clarity in title deeds/plans and the reliance on Land Registry records which only show general boundaries between properties.
As land surveyors in Northampton covering East Midlands, London, Northern Home Counties and the East of England, A.D.S. & Associates can accurately map and measure the features on a property to provide a clear basis on which further investigations or decisions can be made in a boundary dispute.
By analysing the often-confusing title deeds and associated legal documentation as well as gathering any other historical information we can usually determine the location of a legal boundary.
